Leadwork

Lead Flashings, Valleys & Weatherproof Joints

Leadwork seals the most vulnerable parts of a roof: the joints where it meets a wall, the valleys where two slopes meet and the edges around dormers and bays. Lead can be shaped on site to fit almost any detail, which is why it has been used on roofs for so long. When it splits, slips or is poorly fitted, water finds its way in.

We fit and renew flashings, valleys, aprons, soakers, dormer cheeks and lead-covered bay roofs on houses across Inverness, the Great Glen and Fort William. Lead is cut to size, dressed to the shape of the roof and fixed so it can move with heat and cold without tearing. Joints are lapped, and top edges are tucked into the wall and sealed.

Leadwork can be part of a new tiled or slate roof or a job on its own, for example renewing a tired valley or a split bay roof. We explain what each detail needs and why, and every leadwork job starts with a FREE, no-obligation quote.

Pricing

Leadwork Costs & What Drives Them

Every job is priced on what it involves, and you get a FREE, no-obligation quote before anything is booked.

  • FREE, No-Obligation Quote
  • Price Agreed Before Work Is Booked
  • No Commitment to Go Ahead
  • Quoted by the Person Who Does the Work
  • Amount of Lead

The length and width of each flashing, valley or bay covering sets how much lead is needed.

  • Lead Thickness

Thicker lead costs more and is used where a detail is more exposed or covers a wider area.

  • Complexity of the Detail

Dormer cheeks and bays need more shaping and joints than a straight flashing along a wall.

  • Access to the Roof

Height, scaffolding and the tiles or slates that must be lifted to reach the lead all affect the price.

How It Works

Fitting Lead to a Roof, Step by Step

  1. Step 1

    Checking the Details

We look at each flashing, valley and abutment on the roof to see exactly where water is getting in and which lead needs renewing.

  2. Step 2

    Removing Old Lead

Split or failed lead is taken out carefully, along with any surrounding tiles or slates that must be lifted to reach it.

  3. Step 3

    Cutting & Dressing New Lead

New lead is cut to size, shaped to the roof and fixed in lengths short enough to expand and contract without cracking.

  4. Step 4

    Sealing & Finishing

Joints are pointed and the lead is dressed tight to the roof. We then review the finished leadwork with you and confirm it is as agreed.

FAQs

Lead Flashing & Valley FAQs

Straight answers to the questions people ask most often about leadwork in the Highlands. If yours is not here, call and ask.

Why Does Leadwork Crack or Split?

Lead expands and contracts with changes in temperature. If pieces are too long or fixed too tightly, that movement eventually splits them. Fitting lead in the correct lengths with proper laps avoids most of this.

What Is the Difference Between a Flashing & a Soaker?

Soakers are small pieces of lead laid between tiles or slates where the roof meets a wall. A flashing is fixed into the wall above and dressed down over the soakers to cover the joint.

Can a Lead Valley Be Replaced Without Stripping the Whole Roof?

Yes. The tiles or slates either side of the valley are lifted, the old lead is removed and new lead is laid, then the coverings are refixed.

Can a Lead-Covered Bay Roof Be Renewed?

Yes. The old lead is stripped, the boards beneath are checked and replaced if needed, and new lead is dressed over the bay with joints formed to shed water.

How Can I Tell If My Lead Flashings Need Replacing?

Signs include damp patches on ceilings or walls near where the roof meets a wall, lead that has lifted, split or pulled away from the wall, and staining below a valley. A close look at the detail confirms whether renewal is needed.
